What we do

Water damage services, start to finish

Five services that add up to one job: repair the failure, pull out what cannot be saved, dry the structure to readings, then rebuild the finishes. Clean water, sewage and storm water across King County.

Registered Washington general contractor and licensed plumbing contractor, both under UBI 605495157

Most water damage jobs are split between three companies: a plumber to repair the failure, a restoration crew to dry the building, and a contractor to rebuild what was cut out. WA Mitigation holds the Washington plumbing contractor licence and the general contractor registration under one UBI, so all three stages are a single scope of work.

Water Damage Restoration

Stop the source. Dry the structure. Put it back.

Emergency extraction, repair of the plumbing failure that caused the loss, full structural drying, and the repairs afterward — one company, one invoice, one claim.

Water Damage Restoration details
  • Emergency shut-off and repair of the leak or failure that caused the loss
  • Standing water extraction from floors, carpet, pad and crawlspaces
  • Removal of saturated materials that cannot be dried in place
  • Professional air movers and commercial dehumidifiers set for your layout

Structural Drying & Dehumidification

Dry to the touch is not dry.

The drying half of the job done properly — equipment sized to the space, cavity drying where water got behind the finishes, and a moisture log that proves the structure reached dry.

Structural Drying details
  • Air movers positioned for your room geometry, not a fixed count per room
  • Commercial dehumidifiers sized to the wet volume they have to handle
  • Cavity drying behind baseboards and under cabinets where water tracked
  • Crawlspace and subfloor drying, including vapour barrier removal where soaked

Sewage & Backup Cleanup

A sewage backup is a health hazard, not a mess.

Contaminated water cleanup done as a health job: the line cleared under our own plumbing licence, porous materials removed, surfaces cleaned and treated, structure dried and documented.

Sewage & Backup Cleanup details
  • Blockage clearing and drain repair — root intrusion, main line failure, failed ejector pump
  • Extraction of contaminated water with dedicated equipment
  • Removal and disposal of porous materials the water reached
  • Cleaning and antimicrobial treatment of hard surfaces and framing

Storm & Flood Cleanup

Western Washington winters find every weak point.

Storm-season water intrusion handled end to end: extraction from crawlspaces and basements, structural drying, and a hard look at the drainage or pump failure that let it in.

Storm & Flood Cleanup details
  • Extraction from crawlspaces, daylight basements, garages and ground floors
  • Removal of soaked crawlspace vapour barrier and sodden floor insulation
  • Structural drying of joists, subfloor and foundation walls
  • Assessment of the sump pump, downspout and surface drainage failure behind it

Repairs & Reconstruction

The part where most homeowners start over with a stranger.

The rebuild after the mitigation: everything removed to dry the structure goes back under our own contractor registration, so there is no second company and no second scope.

Repairs & Reconstruction details
  • Drywall replacement, taping, texture matching and paint
  • Flooring removal and replacement — sheet goods, laminate, engineered and hardwood
  • Baseboard, casing and trim refitting to match the existing profile
  • Cabinet and vanity refitting or replacement where the bases were lost

What we do not do

Fire and smoke damage is not on this list, and that is deliberate. It is a separate capability with separate equipment and separate training, and we are not going to list it until it is genuinely in place. If you have had a fire, you need a company that does that work every week rather than one learning on your house.

We do not offer mold remediation, mold removal, mold treatment or mold testing. Material left wet is where mold starts, which is exactly why we dry to readings rather than to a schedule — but drying is where our scope ends. If growth is already established, the work you need is a dedicated mold remediation contractor, and a clearance result should come from an independent indoor air quality consultant rather than from whoever performed the work.

We do not make the coverage decision on your claim, and we are not on any carrier's panel, third-party administrator programme or preferred vendor list. We document the loss, the readings and the scope accurately, and your insurer decides what it pays.

We do not publish a response time or a set of business hours, because there is no staffed overnight line yet and a number we cannot stand behind is worse than no number. Call and you will be told when a crew can genuinely be at the property.

Not sure which one you need?

Describe what you are seeing and we will tell you. Call or text — it costs nothing to ask.
