Emergency water damage · King County, WA

Licensed to fix the pipe. Equipped to dry the house. Registered to rebuild it.

A water loss is three jobs: the failure, the dry-out and the rebuild. Almost everywhere they are three companies, and the waiting in between is where your subfloor goes. We hold the credentials for all three, so it is one crew, one scope and one invoice.

What does water damage restoration actually involve?

Water damage restoration is the work of stopping and repairing whatever let the water in, extracting the standing water, removing material that cannot be saved, and drying the structure with professional air movers and dehumidifiers until moisture readings confirm the framing, subfloor and wall cavities are dry.

The drying is where most jobs go wrong. A floor can feel completely dry while the plywood beneath it is still saturated, and a wall can look fine with wet insulation behind it. That is the condition that destroys a subfloor and grows mold, which is why moisture readings on affected material are compared against dry material elsewhere in the same building rather than pulling equipment after a set number of days. On a typical contained residential loss the equipment runs roughly three to five days.

WA Mitigation serves King County, Washington, and is operated by B-Dub Innovations, Inc. of Renton. The company holds a Washington general contractor registration and a Washington plumbing contractor licence, both under UBI #605495157, and runs the plumbing brand City View Plumbing on that same UBI. That is why the crew drying your house can also repair the pipe, the water heater or the drain that caused the loss, and then rebuild the wall it came out of.

The difference

Three stages, three credentials, usually three companies

Follow the licences and the gaps in a normal water damage job become obvious. Every handoff below is a scheduling delay, and during a water loss a scheduling delay is additional damage rather than an inconvenience.

  1. 01

    Repair the failure

    Needs a plumbing contractor licence

The split supply line, the failed water heater, the blocked drain, the broken fixture. A restoration company is not licensed to touch this.

  2. 02

    Dry the structure

Needs drying equipment and moisture meters

Extraction, removal of what cannot be saved, then air movers and commercial dehumidifiers on the framing, subfloor and wall cavities until readings agree.

  3. 03

    Rebuild what came out

    Needs a general contractor registration

Drywall, texture, paint, flooring, trim, cabinets and the fixtures that were pulled. On most water losses this is a third company you have to find yourself.

All three sit inside one company here. Registered Washington general contractor and licensed plumbing contractor, both under UBI 605495157. There is no handoff between the plumber and the dry-out, and no second contractor search before the rebuild.

Mitigation vs reconstruction
How it works

Source first, dried to readings, then rebuilt

1

We stop the water

The source first, always. We isolate or shut off the supply and repair the failure, whether that is a burst section, a split supply line, a failed water heater or a blocked drain. Nothing dries while water is still arriving.

2

We get the standing water out

Extraction from floors, carpet, pad and crawlspaces, including the water that would otherwise sit under the house for the rest of the season.

3

We check the age of the building before cutting

If the structure predates 1991, a survey for asbestos-containing material comes before anyone cuts drywall or lifts flooring. That is a King County and Puget Sound Clean Air Agency requirement, and it is the step a tear-out-first crew skips.

4

We dry the structure

Professional air movers and commercial dehumidifiers, placed for your actual rooms. Dry to the touch is not dry, so we dry the framing, the subfloor and the wall cavities.

5

We monitor until it reads dry

Moisture readings on affected material, compared against dry material elsewhere in the same building. Equipment comes out when the numbers agree, not on a schedule.

6

We put the house back

Under the contractor registration: drywall, texture, paint, flooring, trim and cabinetry. The scope is agreed in writing before anything is ordered, and you are not handed off to a stranger.

Before the crew gets there

What to do right now

Six things that genuinely reduce the damage while help is on the way.

1

Shut the water off

Close the valve at the fixture if there is one, or the main shut-off for the house. Everything after this is easier once water stops arriving.

2

Kill the power to wet rooms

If water is near outlets, a panel or anything electrical, switch that circuit off at the breaker — and do not walk into standing water in a room with live power.

3

Photograph everything first

Before anything moves, take pictures of the water, the damage and the contents. Your own photos are the cleanest evidence your claim will ever have.

4

Lift what you can

Get furniture legs, boxes, rugs and electronics up off wet flooring. Wood stains and fabric dyes bleed into carpet quickly and permanently.

5

Do not run the HVAC

A return register in a wet room moves humidity, and in a sewage backup it moves contamination, through the whole house. Leave the system off.

6

Call your insurer, but start mitigation

Report the loss, and do not wait on an adjuster to begin drying. Most policies expect you to limit the damage promptly.

Insurance

How does the insurance side work?

A water claim lives or dies on documentation. We photograph the loss before anything moves, record what was removed and why, log where every piece of drying equipment went, and keep dated moisture readings for the affected materials. That is the record an adjuster asks for, and you get a copy of all of it.

The useful thing most people are not told: mitigation and reconstruction are normally scoped, priced and approved as two separate stages, often weeks apart. Knowing that in advance is the difference between a planned pause and a job that feels abandoned.

We will also tell you the uncomfortable parts. Sudden internal failures are commonly covered; long-term seepage, groundwater and surface flooding usually are not, and sewer backup is frequently excluded without an endorsement. We are not on any carrier's panel, third-party administrator programme or preferred vendor list, and we do not decide your claim. We document it accurately and let your adjuster do their job.

Common questions

Water damage questions

What should I do first when I find water damage?

Shut the water off at the fixture or at the main, cut power to the wet area at the breaker if you can reach the panel while standing somewhere dry, photograph everything before it moves, and get furniture and contents up off wet flooring. Then call. Do not wait for your adjuster to authorise drying, because most policies expect you to limit the damage promptly.

Do you fix the leak as well as dry the house?

Yes, and it is the main reason to call us. B-Dub Innovations, Inc. holds a Washington plumbing contractor licence and a Washington general contractor registration under the same UBI, 605495157. A restoration-only company is not licensed to repair the plumbing that caused your loss, so it dries the house and hands you a phone number. We repair the source, dry the structure and rebuild the finishes as one scope of work.

How fast can you get here?

We will tell you honestly where you sit rather than quote a time we cannot hold. There is no staffed overnight line yet, so we publish no response-time figure and no business hours. In a widespread storm event, how many properties are calling at once genuinely affects it. Call and you will get a straight answer about when a crew can actually be there.

Is water damage covered by homeowners insurance?

Sudden internal failures such as a burst pipe, a failed water heater or a split appliance hose are commonly covered. Long-term seepage, deferred maintenance, groundwater and surface flooding usually are not, and sewer backup is frequently excluded unless you hold an endorsement for it. We document the loss thoroughly and work with your insurer, but the coverage decision is always theirs.

How long does it take to dry out a house?

On a typical contained residential loss, drying equipment runs roughly three to five days. It takes longer where water travelled under flooring, into a crawlspace or behind cabinetry. The equipment comes out when moisture readings in the affected material match dry material elsewhere in the building, which means the readings decide rather than the calendar.

Can I just dry it out myself with fans?

Household fans move air but do nothing about the moisture that air is now carrying, which is how a room ends up feeling dry while the framing behind the baseboard stays wet. A surface-dry structure with wet cavities is exactly the condition that destroys subfloor and grows mold, and you cannot confirm it either way without moisture readings.

Do you remove mold?

No. We do not offer mold remediation, mold removal, mold treatment or mold testing in any form. Drying material fast and completely is what keeps mold from getting started, and that is where our scope ends. If growth is already established you want a dedicated mold remediation contractor, and a clearance result should come from an independent indoor air quality consultant.

Does my older house need an asbestos survey before tear-out?

If it was built before 1991 and the work will disturb building material, yes. King County requires a survey by an accredited inspector before renovation disturbs asbestos-containing material, enforced by the Puget Sound Clean Air Agency, and cutting wet drywall or lifting flooring counts. It does not delay the emergency work: shutting off the source, extracting water and running drying equipment do not disturb material.

What areas do you serve?

We serve King County, Washington, including Seattle, Bellevue, Renton, Kent, Federal Way, Auburn, Kirkland, Redmond and the rest of the county. Pierce and Snohomish County are secondary areas we also cover, because the same crews already work across all three.
